Queensland minimum housing standards

What the rules say about privacy and security

Since 1 September 2024, every Queensland rental has had to meet the minimum housing standards. Two parts relate to what we do.

  • Privacy coverings. Rooms where a tenant would reasonably expect privacy, like bedrooms, need privacy coverings. Blinds and curtains count, and bathrooms need privacy too.
  • Locks and latches. External doors and windows that can be reached without a ladder need a working lock or latch. Security screens and grilles are a welcome extra, but the property still needs those locks.

General information only, not legal advice. See the Residential Tenancies Authority for the full standards.

Questions

Good to know

Do Queensland rentals need blinds or curtains?

Under Queensland's minimum housing standards, rooms where a tenant would reasonably expect privacy, such as bedrooms, need privacy coverings. Blinds, curtains, tinted windows and glass frosting all count. Coverings aren't needed where a window is already blocked from outside view.

Do security screens count as locks under the minimum housing standards?

No. The Residential Tenancies Authority says that where security screens or grilles are installed, the property still needs working locks or latches on external doors and windows that can be reached without a ladder.

Which security door is best for a rental?

For most rentals, Alu-Gard or a diamond grille gives tested security at a lower cost. For coastal properties or homes you plan to hold long term, Invisi-Gard's stainless steel mesh lasts the longest and has the longest warranty.

Can you arrange access with the tenant?

Yes, if that's how you'd like to work. Tell us who to contact for access and who should receive the quote and invoice.
